How the Offer Process Works

  1. Submit Your Offer: Send by email to [[email protected]] or use the form on this website. Be sure that your offer is open until October 12, 3:00 PM.

  2. Initial Review: All offers are reviewed after the Sunday, October 12 at 1 PM deadline.

  3. Top Offers: The top 3–5 will be chosen based on price, conditions, and terms. An appropriate counter offer may be made by the seller to keep those offers active.

  4. Second Round: Selected buyers may submit an updated offer during the update window - Sunday, October 12 from 3 PM – 8 PM.

  5. Final Decision: We’ll choose the offer that makes the most sense for us.

Do I need a realtor to submit an offer?

Nope! You’re welcome to work directly with us. We’re happy to work with your realtor if you choose to use one, but it’s not required. Submitting without a realtor may allow you to offer more competitively by saving on commission.

Are you willing to pay Buyer Realtor Commissions?

How will you choose between offers?

We’ll review:

- Price

- Conditions

- Terms (clean offers, quick closings, not dependent on financing)

Can we both use the same lawyer?

Yes. We have a lawyer who offers fair pricing and is ready to help with the transaction. But we’re also flexible—if you prefer to use your own lawyer, that’s completely fine.

Is the process fair?

Very. All offers are reviewed after the deadline. The top 3–5 offers, based on price and terms, will be given a final opportunity to improve during the update window.

What happens if my offer isn’t in the top 3–5?

You’ll be notified and your offer won’t move forward. We believe in being respectful of your time and transparency in communication.

Are the offers binding?

Yes—once we accept and sign an offer, it becomes a legally binding agreement. However, if there are conditions (like financing or inspection), the agreement may be cancelled without penalty if those conditions aren’t met.

Will you accept an offer that has conditions?

Yes, we’re open to conditional offers. But the fewer the conditions, the stronger your offer becomes in our review.

What possession date are you looking for?

We’re flexible, but earlier is better. If you can close before the end of October 2025, that’s a bonus.

Will you provide a home inspection report?

No, we haven’t done a pre-listing inspection. We feel the condo unit is in great shape, and the building information is all part of the Estoppel Package information. But you're welcome to include a home inspection as a condition in your offer. We are providing the Estoppel Certificate and Condo Package to support your due diligence.

How do I know my offer will be fairly considered?

We’ve built in a two-step process: all offers are reviewed equally, and then the top few are invited to improve. This ensures we get the best outcome while giving serious buyers a fair shot.

Can I change my offer after submission?

Yes. You can update your offer any time before the deadline (Sunday at 1 PM) by submitting a new offer. If you’re selected as a top 3–5 offer, you’ll have a second opportunity to revise during the 3–8 PM window that day.

What are the monthly condo expenses?

Here’s a breakdown of typical monthly costs:

What is an Estoppel Certificate and Package?

This is a formal document prepared by the property manager that confirms the unit’s legal and financial standing. It includes:

- Reserve fund status and planned assessments

- Bylaws and condo rules

- Insurance and key financial info

This package helps protect both the buyer and lender by ensuring everything is in good standing.
